Can flashing just be sealed instead of replaced?
Sealant is a maintenance product with a service life measured in a few years. Flashing is a permanent geometric solution. Sealing failed flashing buys a season and usually traps water behind it in the meantime.
Does my chimney need a cricket?
As a general rule, a chimney more than about thirty inches wide across the slope needs one. Without it the upslope face is a dam collecting water and leaves, and it will eventually leak no matter how good the flashing is.
Why does my skylight leak only in heavy wind-driven rain?
Usually the head flashing or the upper curb membrane. In calm rain water runs around the curb correctly. Driven sideways, it gets above the flashing line and finds the gap. The fix is at the top of the curb, not at the glass.
Should the chimney masonry be repaired at the same time?
If the crown is cracked or the mortar joints are open, yes. There is no point cutting new counter-flashing into a joint that is crumbling. We will tell you when a mason needs to go first.
